Long Description:
The slate roof over the 1960 addition to Phillips Hall is now 43 years old and has reached its useful life expectancy. The slate should be removed, and then reinstalled over new felt substrate, while replacing all broken slate. Valley flashing needs to be replaced and the ridges re-built. The built-in gutter needs replacing. The existing felt under the slate has tested positive for asbestos content. A design and abatement plan needs to be implemented. The three low slope built-up roofs on Phillips Hall need replacement. The bitumen has bubbled up through the plies and has flowed into the roof drains. There is cracking in the fields of the roofs and the counter flashing at the cant strips all along the parapets. There is so much water retained along the penthouses on the north sides of the 1913 roof that a lawn is growing there. Remove the existing roof and install a new modified bitumen built-up system. The Annex roof was installed in 1981 and is in need of replacement. There is evidence of moisture infiltration and damage. Replace the existing roof with a modified bitumen built-up system. If these repairs/replacements are not made, then water will continue to infiltrate. As the water infiltration continues, sister component damage continues too. This ongoing damage makes it more and more difficult to locate and repair leaks.
