Long Description:
The stucco finish on the building is spalling and degrading at a rapid rate. The problem stems in trapped water. Stucco is a porous material that needs to be able to weep out trapped moisture. It also expands and requires expansion joints in its installation. The existing stucco finish system does not employ any expansion relief system. The existing installation is painted and traps moisture which causes the stucco type finish to spall. After consulting the Portland Cement Association Technical Staff we are recommending removal of the original stucco and a modern reapplication.
